Our professional staff strives to keep occupancy levels high, rental prices at the highest market value, and rental properties in good condition while maintaining excellent communication with the property Owners and our Tenants.

OUR LOCATION AND SERVICE AREAS:

We are located at 4459 Arendell Street, Suite 5, Morehead City, NC 28557 (31 miles East from New Bern) at the beautiful Crystal Coast of North Carolina.

We are servicing Morehead City, Newport, Atlantic Beach, Pine Knoll Shores, Indian Beach, Emerald Isle, Cape Carteret, Cedar Point, Swansboro, Beaufort, Harkers Island, Davis, Marshallberg, Smyrna, Havelock, and New Bern.

SERVICES OFFERED:

  • Establish the highest market rental price.
  • Advertise and show your property to prospective tenants.
  • Lease Applications – including credit approval, employment verification, income verification, previous Landlord/Property Manager reference, a criminal background check, and eviction check.
  • Collection of rental payments.
  • A direct deposit to an Owner's bank account is our preference, but other forms of payment are available upon request.
  • Pay expenses associated with the property, such as maintenance bills, homeowner association dues, and any other payments requested by property owners.
  • Advise the Owners of improvements that will help bring the maximum property value and rental income.
  • Provide Owners with an online Owner's Portal with secure access to key information about their properties, offering transparency and control. This portal allows Owners to view financial statements, track profitability and performance, view income and expenses, and provide access to essential documents such as contracts, agreements, notices, and more.
  • Provide monthly, quarterly, or year-end income/loss statements and the owner's income/loss statements upon request.
  • Provide 1099-Misc Statements for IRS/Income taxes.
  • Coordinate maintenance, repairs, and property improvements.
  • Act as the day-to-day management arm for the property.
  • Enforce rules and regulations as requested by the property owner and Homeowners Associations.
  • Conduct regular inspections of the property to ensure maintenance problems are discovered early and that the grounds appear neat, clean, and presentable.
  • Maintaining landscaping, grass mowing, and other groundskeeping tasks. 
  • Property documentation with photographs.
  • Conduct post-disaster inspections (after hurricanes, floods, and other natural disasters) and provide detailed property documentation with photographs.
  • Be responsible for the keys.
  • Provide 24-hour emergency service seven days a week.
  • Effectively inform property Owners about upcoming lease renewals and communicate with them in advance, typically 90-120 days before the lease expiration, outlining the current lease terms, any proposed changes (like rent adjustments or policy updates), and the opportunity to renew or end the tenancy. 
  • Handling legal matters, evictions, tenant disputes, and other legal issues as needed. 

FINDING PROSPECTIVE TENANTS:

  • A "For Rent" sign will be placed on the property. We will advertise your home on social media like Facebook, Instagram, etc. We will list your home in the local MLS (Multiple Listing Services) and syndicate to Realtor.com, Trulia.com, Zillow.com, Rent.com, Hitchcock Realty website, and hundreds of other sites that showcase rental homes and apartments. We will post your home on the Base Housing Referral List and local newspapers when necessary.
  • Upon finding tenants, they will be asked to complete a rental application online. The applicant's credit will be pulled through the credit bureau, and their rental and work references will be checked and evaluated along with their proof of income.
  • After approval, the tenants will be asked to sign a lease and pay a security deposit within 48 hours. We collect a security deposit of 1.5 to 2 times the monthly rent.  
  • A move-in date will be established, and the tenants will pay a prorated rent and turn the utilities on in their name before occupying the premises. They will also be required to provide Tenant Insurance.
  • After the tenants move in, they can complete a "Move-in Inspection" within 7 days and turn in the findings to our office.

RENT COLLECTIONS:

  • Rents may be paid via the online Tenant's Portal using Electronic Funds Transfer (EFT) or credit card and by cash, check, or money order.
  • Rents must be paid to our office by the 5th of each month. After the 5th, a late fee is posted to the tenant's account, and a late notice is sent.
  • If the rent has not been paid by the 15th, we will contact the Owner and discuss options.
  • Between the 7th and 10th of each month, proceeds and computerized statements are generated in Owner Portals and available for review.
  • Any repairs made in the previous month after proceeds disbursements are deducted from the current rent income, along with management fees, and any other expenses incurred from the rent.
  • Owners' proceeds are electronically disbursed to a bank of your choice between the 10th and 14th of the month.

INSPECTIONS:

  • We complete a move in and move out inspection with each tenant.
  • We drive by each property monthly.
  • We complete an interior inspection every 3 months and provide a report along with pictures of your property.

REPAIRS:

  • Our company has business relationships with all types of contractors, including plumbing, heating/air, electricians, and general contractors. Anything over $100, we attempt to contact the Owner prior to giving the contractor authorization. If the repair has been deemed an emergency and every attempt has been made to contact the Owner to no avail, a decision will be made by the property manager, and the Owner will be contacted by mail.
  • Our agents are available 24 hours a day, seven days a week for emergencies.
