How to interpret these numbers: An absorption rate is a snapshot of the selected segment, not a guaranteed selling timeframe. A percentage above 100% is possible when recent monthly sales exceed the number of active listings remaining today. For a very small or unusual property segment, compare multiple lookback periods and review comparable properties individually.
