Home Value. How Much Is My Home Worth?
Home value. How much Is my home worth? When someone is considering to list their home on the open market the first question that usually comes to mind is how much is it worth. Often times the listing broker that recommends the highest valuation gets the listing. But do you know why that could be a big mistake.
Have you ever wondered how a broker arrives at a price? Is a Custom Market Analysis (CMA) that a real estate broker performs to determine value the same thing as an appraisal that a real estate appraiser does?
Find out the answer to all of these questions and more with this very informative video titled, “How much is my House Worth?” It was produced by Bill Hitchcock of Hitchcock Realty. This brief but power packed presentation shows the process that a real estate broker goes through and compares it with the several methodologies a state licensed appraiser performs.
Margaret Hitchcock of Hitchcock Realty is an experienced Realtor. Call her direct at (252) 269-2893. She has 15 years of property management and real estate sales credentials. Margaret understands current market conditions on a neighborhood by neighborhood bases. Every CMA that Margaret performs carefully weighs factors such as age, effective age, size, location, amenities and condition. She also understands the complexities in obtaining proper comparables including time of sale, condition of sale and similarity of property and neighborhood.
The Crystal Coast of North Carolina and Carteret County is a very diverse place. Property values vary greatly within a short distance. For example, you could take a 3 bedroom, 2 bathroom home on a half acre of land in Morehead City. Move that home across Bogue Sound to Atlantic Beach, a distance of maybe a half mile. In so doing would double the price without changing anything but location. Now move that home another quarter of a mile to the beachfront and it would probably double the price yet again.
As the saying goes, Location, Location, Location! And it takes someone like Margaret Hitchcock to know property values and understand the proper methods of valuation when it comes to pricing your home.
